    *Holiday rates apply to dates that include the actual holiday plus adjoining weekends for Thanksgiving, the period from Christmas to New Years, Martin Luther King Day, President's Day, and Easter.

 *CHECK-OUT: by 10:00 am -- SHARP !!!

 *No smoking & no pets policy strongly enforced.

 *Fully equipped kitchen (pots & pans, dishes, coffee & tea, hot cocoa, spices, oil & vinegar)
  *County Tax + Tourism fee: 11%  *Maximum occupancy when renting both units: 8 guests including all children - no exceptions!
  *Kids: no charge for children under 3 years old  *Delayed departure subject to a substantial fee: $100/each hour past the 10 a.m. -- no exception!

  STAIRS: This hillside property boasting spectacular tree-top views, both from inside the units and from their decks, is accessible by one staircase reaching both levels:

  *TOP-LEVEL: 53 stairs lead to the SUNSET HOUSE unit (about 3 and a half stories high)
  *MID-LEVEL: 37 stairs to the RED DOOR apt. (about 2 and a half stories high)

  *All linen included.

 *Absolutely no wedding parties, filming crews, day-time visitors, and no party animals!!!
  *PayPal payments accepted - please inquire.

 *Major Holidays: minimum stay of 3 or 4 nights depending on where the holiday falls.

  *International transactions incur a 5% surcharge.  *Booking 2 nights only: please inquire
  *All guests must be registered; undeclared guests will be charged $100/night  *Cancellation policy: by renting this property renters are declaring their acceptance of the policies posted on this site.    No refunds for personal reasons, early departure, weather, or utility outages.
  *No motor homes or campers.  *This property does not offer internet access, cable TV or reliable cell phone reception (bring your calling card)
 *For stays longer than 5 days, the cleaning fee will increase by prorating it according to the duration of your stay - please inquire.  
 *Last minute availability: occasionally we have last minute avails due to cancellations - please inquire.

 PAYMENT: Full payment is required to secure your reservation; rental fees payment is generally non-refundable, as described in our posted cancellation policy. No refunds for early departure, late arrival, weather, minor utility outages, reducing number of guests, or personal emergencies.

 TRIP CANCELLATION INSURANCE: We suggest purchasing trip cancellation insurance if you think you may have to cancel your reservation.

Check access over Tioga Pass when planning your trip from the Eastern Sierra -- usually closed Nov-May.
