      TAXES & FEES:

  * TAX and FEES not included in the above: 11% (Mariposa County 10% Bed Tax and 1% Tourism Assessment Fee)

  * EXTRA GUESTS: $25 each per night (any guest over 2 guests in the Red Door apt. and over 4 guests in the Sunset House)
  
  * CLEANING FEE:
            
           $65 non-refundable cleaning fee for 4 guests = The Sunset House -- $75 / 6 guests
           $50 non-refundable cleaning fee for 2 guests = The Red Door apt -- $60 / 3 guests
           Summer shoulder season (April + May and Sept + Oct): cleaning fee is waived for stays of more than 4 nights.
  
  * SECURITY DEPOSIT = $333 and up: applies to all reservations by parties with more than 4 guests.

  * Credit Card number must be on file for security against any damages, loss or house rules non-compliance fees.
  
  * INTERNATIONAL transactions incur a 5% transaction fee. This fee is not included in the above TOTAL calculations.
 
  * NO CHARGE for up to 2 children under 2 years old.
  
  * Credit card payments accepted via PayPal -- please add 3.5% to your total rental cost when using this payment method (no fees for payments via checks). 

 * Once your dates and size of your party have been accepted by owner, NO REFUNDS for early departure, shorter stay, or reduction in the number of guests.

  * Last minute reservations (for arrival dates wthin the next 48 hrs) = 10% discount off nightly rental fees. 

  • When making a reservation renters accept all POLICIES in effect.

  * The SUNSET HOUSE unit has priority -- we can accept reservations for the RED DOOR apt. only after the larger unit has been booked
             (check-in and check out dates for both units must be the same dates).

  * Rates and terms subject to change without prior notice.  

  
  *CHECK-IN:
                            Summer High Season:    after 5:30 pm (June-July-August)   

                            Summer Shoulder Season:   after 5 pm (Apr-May and Sept-Oct)

                            Late Fall & Winter Season:   after 4 pm (Nov - Apr 15th)                               

  *CHECK-OUT:  by 10:00 am Sharp - no exceptions!!!

 *Major Holidays: minimum stay of 4-5 nights depending on where the holiday falls.

 
  SLEEPING ARRANGEMENTS:

The Sunset House unit:
- Bedroom #1 = one queen size bed
- Bedroom #2 = one queen size bed plus one twin size bed
- Living Room: additional sleeping possible (full size futon + for a child: a love seat that folds out onto the floor providing a comfortable foam *mattress*)

The Red Door aptartment unit:
- Bedroom = one queen size bed
- Living Room: additional sleeping possible (full size futon + for a child: a firm foam *Trifold Hide-A-Mat* that opens onto the floor providing an extra sleeping surface)

  READY TO MAKE THE RESERVATION?

Please check our availability calendars BEFORE calling or emailing us, then send us an email with your full name, daytime and evening phone numbers, size of your party (include all children and their ages), desired # of nights, check-in date and check out date, # of cars, and the purpose of your trip (tourism, work, special events, etc.).

We will check and confirm availability and then, send you 2 forms via email, you complete and fax (or send pdf files) these forms within 24 hrs - we'll send you an email confirming that your forms were received in good order, and this will tentatively hold your dates until payment is completed.

Payment instructions will follow the receipt of your completed forms; full payment is required at reservation time to secure your dates (for reservations beyond 3 months see info below) -- renters have 48 hrs to mail payment.

Your reservation will be confirmed pending receipt of all payments due. Final information about the rental unit(s), keys, directions from all park gates to the property, information about the neighborhood, and more, will be sent to you via email approximately 3 weeks before your arrival date.

 

  
  PAYMENT:

  Payment methods: Rates posted above are for payments made via personal check, or PayPal (please request the correct email address to use at PayPal) and credit cards accepted only for last minute reservations (3.5% will be added to your total for reservations other than *last-minute* ) and internationl guests (5% fee will be added). If you bank w/ Chase, ask us about Chase QuickPay - a convenient and speedy payment process, directly from your Chase account to ours.

  Reservations with arrival dates within the next 3 months: Full payment is required at reservation time to secure your dates; rental cost payments are generally non-refundable, or only partially refundable if we are able to re-rent your dates, please read our complete cancellation policy before booking. No refunds for early departure, late arrival, reducing number of guests, weather, minor utility outages, personal emergencies, or any situations beyond owners' control.

  When booking more than 90 days in advance of arrival date -- and your total rental cost is over $700, 50% of total amount is due at reservation time to secure your reservation with balance due 60 days prior to arrival date. International reservations: full payment at reservation time is required.

  Credit Card Use: If guests want to use their credit card to pay for a booking that is not a last-minute reservation, a 3.5% financial fee will be added to the total rental cost.

  TRIP CANCELLATION INSURANCE: Consider purchasing trip cancellation insurance if you think you may have to cancel your reservation.
