  * When making a reservation renters accept all house POLICIES in effect.

  * SECURITY DEPOSIT = $333 and up: applies to all reservations for parties with more than 4 guests, and for parties including non-family members.

  * Credit Card number must be on file and will be used as security against any damages, loss, or house rules non-compliance fees.

  * NO CHARGE for one baby under 9 months old.

  * HOLIDAY PERIODS may require longer minimum stays and SUMMER rates apply. Prolonged holiday periods are Easter and Christmas/New Year - please inquire.

 * Once your dates and size of your party have been accepted by owner, NO REFUNDS for late arrival, early departure, or reduction in the number of guests.

  * Last minute reservations (for arrival dates within the next 48 hrs) = 10% discount off nightly rent on last minute reservations (4 days prior to arrival)

  * EARLY RESERVATIONS: we can accept reservations up to 9 months in advance.

  * Special Offers: occasionally we have Special Offers which are limited in time, only one offer can be applied to a reservation and never retroactively.

  * Rates and terms subject to change without prior notice.

  * CHECK-OUT: by 10 am -- SHARP !!! -- Our cleaners generally arrive at the house promptly at 10 a.m.
  * CLEANING AT CHECK OUT TIME: Please leave property in same condition as it was when you arrived to avoid being charged an additional extra-cleaning fee. 
    Our cleaners will do maintenance cleaning, laundry, sanitization, outdoors cleaning, take garbage away, etc. after your departure.
  * Cancellation policy: by renting this property renters are declaring their acceptance of the cancellation policies posted on this site (see POLICIES page).
  * Maximum occupancy for both units together: 8 guests including all children and babies - no exceptions!
  * SEVERE DROUGHT conditions in California and/or VERY HIGH FIRE HAZARD
  * WELCOME BACK Returning Guests: please inquire about current perks specific to our loyal repeat guests.
  * Maximum stay: 14 nights   * Late Check-Out: If guests do not check out on time (10am ) a penalty will be assessed.
  * Kids: All children 2 and over must have a bed.
  * All guests must be registered including non-paying babies.
  *All linen provided (sheets and towels).
  * Major Holidays: minimum stay of 4-5 nights depending on where the holiday falls.
  * Propane gas BBQs - no need to bring charcoal   * Preference is given to reservations that keep Friday and Saturday together.
  * Fully equipped kitchen, pots & pans, dishes, toaster, coffee maker & grinder, gas BBQ grill (grill may be off limits if severe drought conditions remain), coffee & tea, hot cocoa, sugar, basic spices, oil & vinegar; paper products and dishwashing soap.
 * Bathroom amenities: towels, soaps and shampoo, hairdryer


The Sunset House unit:
- Bedroom #1 = one queen size bed
- Bedroom #2 = one queen size bed plus one twin size bed
- Pack-n-Play and AeroBed (for baby/toddler) available upon request

The Red Door apartment unit:
- Bedroom = one queen size bed
- Living Room: additional sleeping possible: futon-sofa opens to a full-size bed
    ...  Pack-n-Play or AeroBed (for a baby or toddler) available upon request
    ...  plus a firm foam *Trifold Hide-A-Mat* that opens onto the floor providing a sleeping or nappping surface preferred by a smaller child

RENTING DIRECTLY FROM US: when you rent directly from us and pay with a personal check drawn on a US bank, you are guaranteed the lowest possible rates for your desired dates.

Please check our availability calendars BEFORE calling or emailing us, then call or send us an email with your full name, daytime and evening phone numbers, size of your party (include all children and their ages), desired # of nights, check-in date and check out date, # of cars, and the purpose of your trip (tourism, work, special events, etc.).

We will check and confirm availability and send you 2 forms via email, you complete and return these forms within 24 hrs - we'll send you an email confirming that your forms were received in good order, and this will tentatively hold your dates until payment is completed.

Payment instructions will follow the receipt of your completed forms; full payment is required at reservation time to secure your dates (for reservations beyond 3 months see info below) -- renters have 48 hrs to mail payment.

Your reservation will be confirmed pending receipt of all payments due. Final information about the rental unit(s), keys, directions from all park gates to the property, information about the neighborhood, and more, will be sent to you via email approximately 2-3 weeks before your arrival date.



  Payment methods: Rates posted above are for payments made via personal check; credit cards accepted through PayPal (5% will be added to your total reservation cost; please request the correct email address to use at PayPal) .

  Reservations with arrival dates within the next 3 months: Full payment is required at reservation time to secure your dates; rental cost payments are generally non-refundable, or only partially refundable if we are able to re-rent your dates, please read our complete cancellation policy before booking. No refunds for early departure, late arrival, reducing number of guests, weather, minor utility outages, personal emergencies, or any situations beyond owners' control.

  EARLY RESERVATIONS: When booking more than 90 days in advance of arrival date and total rental cost is more than $850: 50% of total amount is due at reservation time to secure your reservation with balance due 60 days prior to arrival date. When booking more than 5 months ahead: 20% of total is due at reservation time, balance due by 65 days prior to arrival date.

  Advanced Reservations: We honor the existing rates at reservation time for advanced bookings which may translate to a lower rate.

   Credit Card Use: Guests can pay by using their credit card via PayPal.

  TRIP CANCELLATION INSURANCE: Consider purchasing trip cancellation insurance if you think you may have to cancel your reservation or other type of rental cost losses.

   Owners are not responsible for errors: Our website may contain errors, may be missing information, or may not be current.    Owners are not responsible for any lost of left behind items; please check your unit carefully for your belongings before checking out.


 * THIS PROPERTY OFFERS 2 UNITS in the same building: each unit is completely independent, each occuping its own floor in the same building, therefore guests may hear occupancy sounds coming from the other unit. Please be aware of this fact when reserving lodging at this property.
  * QUIET HOURS are 10 pm to 7 am -- all guests must abide by this important house rule; jet-lagged travelers are most likely unable to abide by this house rule.

 * WiFi: Satellite WiFi is available, sufficient for emails only (no streaming, downloads, etc); please be aware that this type of service is not 100% reliable at all times.

 * NO BROADBAND INTERNET, NO CABLE TV: This property does not offer reliable internet or cable TV. TV and DVD player is available, bring your favorite movie.
    Internet is available in Yosemite Valley for a fee. Our guests tell us repeatedly that being **unplugged** during their vacation is what they wish for ... so, enjoy the peaceful and quiet surroundings!

 * MOBILE and TELEPHONE: there is no reliable cell phone reception in our neighborhood (the exception: spotty Verizon service may be available at the house); landline is available for local calls and emergency and to call owners; bring your calling card for long distance calls

        - Sunset House unit: evaporative cooler (an environmentally friendly substitute to a standard A/C)

      - Red Door apt.: window A/C unit during the summer months
      - at our elevation (5800 feet / 1767 meters) the evenings are usually significantly cooler than in the Yosemite Valley area

 * WASHER and DRYER use: Stays of 4 nights or longer include the use of the washer and dryer. For shorter stays, we cannot grant exceptional use as we work very hard to save water and our first concern is the local environment. California's extreme drought requires that all of us contribute to saving water!
 * Ecological issues concern us all: significantly limiting the amount of waste you produce is a necessity; there is no public garbage pick up service or recycling program in our area.
 * Bears & Coyotes - keep them wild!!! Leaving any trash or food residues on decks, around the property or anywhere else in the neighborhood is PROHIBITED and subject to fine or penalty fees.
 * No motor homes or campers and no motorcycles.
 * HOLIDAY rates apply to dates that include the actual holiday plus adjoining weekends for Thanksgiving, the period around Christmas and New Years, Martin Luther King Day, President's Day, and Easter week.
 * SHORTER STAYS: During high season, 2 or 3-night stays are sometimes possible; if you're interested in less than 4 nights and it's available between current bookings, please ask.
 * ROAD and WEATHER conditions call: (209) 372-0200. SNOW TIRE CHAINS are required by the park Nov. through April.
 * SPRING TIME visitors on Hwy 120: Research access over Tioga Road when planning your trip from the Eastern Sierras as this road opens late in the spring or as late as early suumer.

  * Yosemite Sunset House and The Red Door Apt. Liabilities: The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for items left behind, loss of personal belongings or valuables of the guests.
